Covering the North East

What we do

House clearances, garden waste, builders' rubble, single items, full office strip-outs. We load it, we take it, we tip it legally, and you get the paperwork that proves it.

What we clear

Tap any one to open it up

Everything below is work we do week in, week out. If what you've got isn't on the list, ring and ask — it probably still is.

The whole lot or just the bits you can't shift yourself. We bring the muscle, the van and the trolleys, and we leave the place swept. Most three-bed houses are done inside a day.

  • Full house and flat clearances
  • Single rooms and box rooms
  • Lofts, garages and cellars
  • Sheds, outhouses and garden stores
  • Probate and estate clearances
  • End-of-tenancy and void properties
  • Hoarded and heavily cluttered homes
  • Dismantling beds, wardrobes and units
★If it's a probate job — anything that looks of value, or personal like photographs, letters and documents, gets put to one side for the family rather than binned. Tell us what to watch for and we'll watch for it.

You don't need a van full. If it's one awkward thing that won't go in the car and the council want you to wait three weeks, that's exactly the sort of job we're set up for.

  • Sofas, corner suites and armchairs
  • Beds, divans, bunks and mattresses
  • Wardrobes, drawers and sideboards
  • Tables, desks and bookcases
  • Pianos, pool tables and hot tubs
  • Sheds, greenhouses and swing sets
  • Carpets, underlay and rugs
  • Gym kit, treadmills and bikes
★We do the lifting. You don't need to drag it outside first, and you don't need to help. Upstairs flats, awkward stairs and narrow doorways are the normal part of the job.

Green waste goes to a separate stream, which is cheaper to tip than general rubbish — so a garden load costs less than the same volume of household waste. Keep it unmixed and you keep the price down.

  • Hedge and tree cuttings
  • Grass, turf and topsoil
  • Overgrown garden clearances
  • Old decking and fence panels
  • Sheds and greenhouses taken down
  • Pots, troughs and garden furniture
  • Bagged waste left by a gardener
  • Landscaper and allotment clearances
★Landscapers and gardeners — if you're losing half a day to tip runs, we'll come to you so you stay on the job and keep earning. Ask about a regular rate.

No skip, no permit, no waiting days for a collection. We turn up, load it by hand and go — which on a terraced street with no driveway is usually the only thing that works.

  • Bricks, concrete, blocks and tiles
  • Soil, hardcore and subsoil
  • Timber, offcuts and old joists
  • Plasterboard (kept separate)
  • Bathroom and kitchen strip-outs
  • Old radiators, pipework and metals
  • Packaging, sheeting and site tidy-ups
  • End-of-build clearances
★Keep it sorted and it's cheaper. Clean rubble tips at a far lower rate than a mixed load. If you can keep the bricks away from the bin bags, that saving comes back to you in the price.

We'll work evenings, early mornings and weekends so the unit is clear before you open. Multiple trips in a night if that's what it takes.

  • Office desks, chairs and partitions
  • Shop fittings and display units
  • Full unit strip-outs before a refit
  • IT kit, printers and photocopiers
  • Filing cabinets and archive clear-downs
  • Pub, cafe and restaurant clearances
  • Care home and school clearances
  • Out-of-hours and night work
★Full documentation for your records or your client pack — waste transfer notes on every collection, and weighbridge tickets if your audit trail needs them.

Electricals can't legally go in with general waste — they're handled under WEEE rules and have to be processed properly. We sort that end of it.

  • Fridges, freezers and fridge-freezers
  • American and commercial fridges
  • Washing machines and tumble dryers
  • Dishwashers, cookers and ovens
  • Televisions and monitors
  • Microwaves and small kitchen kit
  • Laptops, printers and office IT
  • Fluorescent tubes and lighting
!Fridges are hazardous waste. The gases in them are controlled, so they travel under a consignment note rather than an ordinary transfer note and go to a licensed de-gassing facility. Same for fluorescent tubes, paints and solvents. It's a bit more work at our end, and it's the law.

Soft furniture is the one thing people are always surprised by, so here's the straight explanation rather than a vague line about "disposal costs".

  • Sofas, corner suites and sofa beds
  • Armchairs and recliners
  • Dining chairs and office chairs
  • Footstools, pouffes and ottomans
  • Bean bags and loose cushions
  • Mattresses, single through to king
  • Headboards and padded bed frames
  • Any fabric or foam-filled furniture
!Upholstery can't be landfilled or recycled. Soft furniture made before the ban contains flame retardants classed as persistent organic pollutants, so by law it has to be incinerated separately rather than tipped with everything else. That costs us considerably more per item than general waste, which is why a sofa is priced differently to a wardrobe of the same size. Anyone quoting you the same for both either doesn't know, or isn't disposing of it properly.

A void costs money every day it sits empty. We work to your turnaround, not ours — and we can usually go in the same day you get the keys back.

  • End-of-tenancy clearances
  • Abandoned belongings removed
  • Fly-tipping in communal areas and bin stores
  • HMO and student property turnarounds
  • Before and after photographs supplied
  • Transfer note for the landlord's file
  • Direct invoicing to the agency
  • Regular rates for repeat work
★Photographs as standard. We photograph the property before and after on request — useful for deposit disputes, and useful evidence that the waste left site properly.
How much fits

Work out roughly what you've got

We price on the space it takes up in the van and how heavy it is. Tap a size to see what that usually looks like.

Where your waste actually goes

Anyone can put a van on the road and say they'll take your rubbish. If it then turns up in a lay-by, the fine lands on you — the law puts a duty of care on whoever produced the waste, not just whoever dumped it. So here's exactly what you get.

20 03 01Mixed general waste
20 03 07Bulky waste — furniture, sofas, beds
20 02 01Garden and green waste
17 01 07Bricks, concrete and tiles

20 01 36Electricals, non-fridge
20 01 23*Fridges and freezers — consignment note
20 01 27*Paint and solvents — consignment note
★ Every collection is logged against its proper List of Waste code, tipped at a licensed transfer station, and you get the transfer note. Keep it — you're required to hold it for two years. Items marked * are hazardous and travel under a consignment note instead.
